What happens when a business that installs offices decides to purchase its own? Office Installation Service is one of the largest facility services companies on the east coast. Founded in early 1992 as a joint venture between father and son, the business is now 100% owned by the son, Neil Belcher, who along with his wife and office manager, Katrina, decided to purchase the 30,000-square-foot building they had long rented.
“We’ve occupied our current building since 2003 in Phoenixville, Chester County, PA, and it was time to stop paying rent and start investing that cash into the growth of our business,” said Neil Belcher.
Belcher worked with lending partner The Victory Bank as well as Seedcopa + SeedcoDE to secure an SBA 504 loan that funded in July 2024 for 40% of the total project amount. With the property purchase, Office Installation Service is experiencing about 15% savings in rent expenses as it employs more than 40 factory-trained and certified installers at 711 Wheatland Street in Phoenixville.
