Seedcopa + SeedcoDE is expanding its team after more than 20 years ranked as a leading SBA 504 Lender in Eastern Pennsylvania by the U.S. Small Business Administration (SBA). Diana Cox has been named Operations Specialist at Seedcopa + SeedcoDE, a Certified Development Company that specializes in helping businesses in Pennsylvania and Delaware access below-market interest rates through government loan programs.
Cox previously served as AVP, Commercial Loan Specialist & Team Lead at Bryn Mawr Trust, where she coordinated more than 50 complex commercial real estate and construction loan closings annually and led credit structuring and review, analysis and due diligence on a $250M commercial lending portfolio. She went on to serve as Senior Solutions Consultant at Built Technologies, Inc., an AI-powered financial operations platform for the commercial real estate and construction industries. While there, Cox managed client relationships for almost a dozen financial institutions. She also holds an AI Mastery Certification in ChatGPT, Claude, Gemini, DALL-E, DeepSeek, Stable Diffusion, Jasper, Lovable and Midjourney.
“Diana brings a deep knowledge of commercial lending – from origination to closing and servicing – as well as experience working directly with borrowers, appraisers and title companies,” said Seedcopa + SeedcoDE President Sherwood Robbins. “Seedcopa borrowers and lenders will appreciate her expertise translating complex lending workflow into systems that clients can use. We’re excited to have her on the team.”
A West Chester University and Great Valley High School alum who grew up in Willistown and Malvern and currently lives in Exton, Cox will support Seedcopa + SeedcoDE as a leading provider of SBA 504 and other long-term, fixed rate loans for small businesses in Pennsylvania and Delaware. SBA 504 is the Small Business Administration’s fixed-rate loan program for small- to mid-sized business owners, and such loans often act as a complement to conventional, commercial loans that Seedcopa + SeedcoDE facilitates through local banks and credit unions. A typical SBA 504 loan structure requires a contribution from the business owner of as little as 10%. A third-party lender, like a bank or credit union, contributes 50% of the project cost. The SBA-backed portion of the loan is up to 40%. SBA 504 loan projects help businesses purchase, construct, renovate or expand on new or existing land, as well as purchase machinery and equipment.
